CLEMSON, S.C. (AP) - Construction to replace a former Holiday Inn site in South Carolina with a 630-bed student housing complex is facing pushback from a resident who filed zoning appeals.

Ric Ware submitted two appeals to the city of Clemson about Clemson University’s Dockside development, which will include retail space and restaurants, Greenville News reported Thursday. The housing complex is located roughly a mile from the school’s campus.

One of the appeals submitted in December claims the city allowed Dockside and its developer, Fountain Residential, to build up to 10 feet higher than what the city code allows. The other says the city code should prohibit ground-floor units at the complex from facing the neighborhood or provide a privacy wall.

Brent Little, the property’s developer, told the newspaper the roofline is high to disguise operational equipment.

The $23.3 million project, which is set to open in fall 2022, received final approval earlier this month.

Both of the complaints in Ware’s appeals were discussed by city officials before, and Little said he doesn’t think anything will change. “This has been completely adjudicated, ad nauseum, once before,” he said.

The city’s Board of Zoning Appeals is set to hear Ware’s complaints and question the developer on Thursday evening.
