If your goal for 2011 is to live in a custom home in Arlington, Va., you may be closer to your objective than you realize. BCN Design/Build, an Arlington-based real estate development company, has begun work on a custom home site at 4417 N. 36th St. in the Country Club Hills section of Arlington. Buyers can customize the floor plan and finishes if desired or keep the design as created by BCN.

BCN, in business for more than a decade, has built more than 50 custom homes and additions in Arlington and nearby communities with an emphasis on enhancing existing neighborhoods with high-quality homes. Company owners Brian and Christine Normile and their family live in the Country Club Hills neighborhood, having started their business renovating homes in the Lyon Village area of Arlington.

The home on 36th Street, located on a quiet cul-de-sac, includes a private backyard with plans for two double patios accessible from the home office and family room as well as the breakfast room. Country Club Hills has about 500 homes, most of which were built from the 1920s to the 1940s. Some of the homes in the area have been remodeled or expanded, and some lots have been developed with newer homes. The community is adjacent to Washington Golf and Country Club and close to Marymount University.

BCN designed the home on 36th Street, listed at $2,695,000, for practical family living, but also included luxurious appointments for entertaining. The exterior of the home features a covered front porch facing a courtyard created by the side-entry, two-car garage and the front of the home. The entire home is wrapped in windows and includes decorative architectural details.

The main level includes a two-story foyer with a staircase to the upper level. A second staircase to the upper and lower levels is near the mudroom and kitchen for quick family access.

On one side of the foyer is the formal living room, which has two walls of windows and opens into the expansive family room. The family room has a fireplace flanked by windows, custom built-in shelving and cabinets and a wall of windows and sliding glass doors leading to one of the patios. A powder room is nearby.

At the back of the home are the center-island kitchen and the breakfast room, which has windows on three sides and sliding glass doors to both patios. The kitchen includes an eight-burner stainless steel range and upgraded appliances, including a refrigerator, microwave drawer and dishwasher. Buyers can choose their cabinets from Stuart Kitchens.

Adjacent to the kitchen is a nook with a desk and access to a walk-in pantry that also is accessible from the hall near the mudroom for easy grocery storage.

The second and third bedrooms share a hall bath, while the fourth and fifth bedrooms each have a private full bath. This level also has a children’s study and a laundry room with a linen closet and cabinets. The upper level has hardwood flooring and upgraded decorative fixtures.

The lower level features a recreation room, a game room, a wet bar with custom-designed cabinetry and a home theater room. This level also has a powder room and a sixth bedroom with a full bath. A storage and utility room completes this level.
