Lanais with tropical plants and lagoon-shaped swimming pools with waterfalls might sound like

home features seen only in Hawaii, Florida or on a Caribbean island, but some local home buyers are opting for these resort-style amenities at their Fairfax County residences.

Watermark Development Group Inc. specializes in building homes on infill lots in Fairfax County, each with a distinctive vacation-spot ambience created by designing the home around a private central courtyard with a lagoon-style swimming pool.

Watermark has two homes currently on the market, with plans for other homes priced from $1,000,000 and higher. Watermark can assist potential custom home builders with finding a lot or building their resort-inspired homes on a lot that has already been purchased.

The Villa Cortona model at 4616 Dixie Hill Road in Fairfax is priced from $1,695,000 and has 4,880 finished square feet. This home has a Mediterranean-style exterior with a four-car garage. The home has Watermark’s distinctive courtyard with a lanai, a lagoon-style swimming pool and an outdoor fireplace.

Inside, the home includes 10-foot ceilings on the main level with 9-foot ceilings upstairs, with 18-inch-by-18-inch travertine floors on the first level and three zone heating, air conditioning and hot water.

Other options available to buyers of Watermark’s homes include outdoor cooking centers, a raised hot tub with a waterfall spilling into the lagoon pool, putting greens, motor courts and additional garage bays.

The lower level of each home can be finished with a home theater, a wine grotto with a tasting room, a home spa and more.

Watermark’s Villa Portofino at 7104 Old Dominion Drive in McLean has more than 8,000 finished square feet and is priced at $2,350,000.
