Active adult communities, restricted to households with members age 55 and older, are often similar to resort-

style communities with a range of recreational amenities and social activities for the residents.

Active adult communities usually include a community center, swimming pool and fitness center. All are designed for living on one level, either in a one-level condominium or villa or in a home with a first-floor master suite and guest bedrooms upstairs.

Several active adult communities are now being built in Anne Arundel County and Prince George’s County.

K. Hovnanian Homes is building condominiums in midrise buildings at Four Seasons at Saint Margarets, east of Annapolis.

The gated community includes a two-story clubhouse and a swimming pool and offers a location near shopping and dining and the attractions of downtown Annapolis and the Chesapeake Bay.

The two- or three-bedroom, two-bath homes are base-priced from $299,990 to $439,990 and have 1,129 to 1,847 finished square feet. Each model is available with or without a loft. Some of the homes include a garage.

The largest home, the St. Michael Loft, has 1,847 finished square feet, three bedrooms, two baths and a one-car garage. This home is base-priced at $422,490.

This model has a living room that opens onto the balcony. The kitchen has an adjacent dining area with a bay window. The master bedroom has a bath and a walk-in closet. Two additional bedrooms and a second full bath are on the opposite side of the living room. Stairs lead from the living room to the loft overlooking the main level.

Monthly condominium fees are $235 per month for the homes with a garage and $230 per month for the nongarage residences.

Beazer Homes Corp.’s Gatherings at Forest Glen is located within the resort community of Piney Orchard in Odenton, where recreational amenities include swimming pools, an ice skating rink, tennis courts, walking trails and clubhouses.

At Forest Glen, residents can enjoy these amenities along with their own clubhouse, a fitness center, tennis courts and an outdoor swimming pool. Nearby are parks, golf courses and shopping centers.

The condominiums range from 1,439 to 1,963 finished square feet, with base prices from $259,990 to $399,990. Monthly condominium fees are about $340 per month, with Piney Orchard Association dues ranging from $40 to $60 additional per month for a total of about $400 per month.

Each home includes two bedrooms, a study or sitting room and two full baths. Standard features include tray ceilings, moldings, miniblinds and vertical blinds, 9-foot ceilings and a private patio or deck.

The largest model, the Dogwood, with 1,963 square feet, is base-priced from $399,990. Condominiums for active adults are being built by Ryan Homes at Legacy at Eden Brook in Odenton. Minutes away from shopping at the Village of Waugh Chapel, these condominiums, built in four-story elevator buildings, are priced from the $250,000s and up. Monthly condominium fees are $165.

Interior features include high ceilings, upgraded lighting, ceramic tile baths and 42-inch cabinets. Each home will have two bedrooms, two full baths, a separate living room, separate formal dining room, and plenty of storage. A sunroom and a patio or balcony are standard features, along with a sitting room off the master suite.

The Windsor model has a storage room and closet off the foyer, a living room, a dining room, a kitchen with a pantry, a sunroom and a patio or balcony.

K. Hovnanian Homes is building single-family homes with first-floor master suites and one-level ranch-style homes at Sloop Cove Landing in Pasadena on half-acre homesites.

Some 62 homesites have been placed along curving lanes surrounded by woods yet near the water. Located off U.S. 50, this development is close to shopping and dining. Historic downtown Annapolis is not far away.

The community includes a walking path and a fishing pier. The homes range from $499,990 to $629,990 and have from 2,286 to 3,438 finished square feet. Monthly homeowner association fees are $25.

The Newbury I model, with 2,286 square feet, is priced from $499,990. This home features a living room and dining room flanking the two-story foyer, a two-story family room with a wall of windows, a center-island kitchen and a breakfast room with a cathedral ceiling.

The main level also has a master suite with a walk-in closet and bath, a laundry room and a powder room. Upstairs are three more bedrooms and another full bath.

The lower level can be finished with a recreation room, den and full bath.

NVHomes is building single-family homes at Stonecrest near Annapolis. These homes are priced from the upper $590,000s to the upper $610,000s, with homeowner association fees of $304 per quarter.

The Falconcrest model, the largest available home, has four bedrooms and 2½ baths with a two-car garage.

This home has a two-story foyer, a formal dining room with columns and a tray ceiling, and a formal living room with columns.

At the back of the main level is a two-story family room with a gas fireplace. Nearby are a center-island kitchen and breakfast area with a walk-in pantry.

The main-level master suite includes a walk-in closet, a bath and a tray ceiling in the bedroom. This level also has a powder room and a laundry room. Upstairs are three bedrooms and a second full bath.

Stavrou Associates Inc., a Lanham-based developer, has designed Cameron Grove in Upper Marlboro, which will feature about 860 homes, all set amid 162 acres of tree-lined boulevards and cascading fountains.

Amenities include walking and biking trails, ponds, gardens and pavilions, tennis courts, and a 14-acre park, with a softball field, a golf chipping range and a pet park. The town center has a garden with a fountain and a resort spa and health club. Other facilities include a fitness center, indoor and outdoor swimming pools, a performing-arts center, a movie theater, a sports bar, a billiards room, craft studios, libraries, and a business center.

Condominiums, base-priced from $210,000 to $313,000, have one or two bedrooms, a den/solarium off the living room, a dining area and one to two baths. Condominium fees for a two-bedroom home are $106 per month, with an additional $69 for the homeowner association fees.

The two-bedroom cottages, with 1,478 to 1,571 square feet, feature a one- or two-car garage, two full baths, formal living and dining rooms, a large eat-in kitchen and a covered front porch.

The cottages are priced from $419,000 and up. Monthly homeowner association fees are $157.

Single-family homes with 1,490 to 2,214 finished square feet on one level are priced from $549,000 and up, with monthly homeowner association fees of $187.

These two-bedroom, two-bath homes have a two-car garage.

Slenker Land Corp.’s Central Parke at Victoria Falls in Laurel will include 609 homes when the community is complete.

Housing options will include 250 condominiums with elevators and garages, priced from the upper $200,000s by Sturbridge Homes, and 112 single-family homes placed on cul-de-sacs built by Michael Harris Development, priced from the low $500,000s. Craftstar Homes Inc. and Drees Homes Co. are building 247 villas, with the Craftstar models priced from the mid-$300,000s and including a one- or two-car garage, while the Drees models include a two-car garage and are base-priced from the high $400,000s.

The clubhouse features an indoor and outdoor swimming pool, a sauna, a fitness center, billiards room, a business center and a terrace. The community has a full-time lifestyle director and nature trails.

Monthly homeowner association fees are $179 for the condominiums, $218 for the villas and $255 per month for the single family homes. Condominium owners also pay $235 to $286 per month for condominium fees.

Resort-style amenities within a gated community are offered by Ryan Homes at the Legacy at Regent Park in Mitchellville.

A community swimming pool and clubhouse for dining with family and friends will be the focal point for the development, which is also close to a shopping center.

Community-provided maintenance allows residents to forget about lawn care and snow removal.

The condominiums feature 1,380 square feet with a patio or balcony in secured elevator buildings. Base-priced from the $250,000s and up, each home has two bedrooms, two baths, an open living and dining area and a sunroom leading to the patio or balcony. A fireplace is optional.

Condominium fees are $423 per month.
